Another one is in the history books.
Or maybe I should say the “sold” books.
Another “Flip House” that is.
And this one (I think I say that each time!) was my absolute favorite.
First of all, it had one of the cutest little front porches ever.
And I added a very Southern red door.
I also added a few “Barb Garrett” touches which have become my trademark.
It sold in 4 days!!!
I can’t wait to show you.
Before and After Fixer Upper
We purchased this home just before the Holidays. But there was no way I was going
to start this project during the busiest time of the year. So, this flip took us a little
longer to get on the market than homes in the past. But, this one also sold the quickest,
in under a week. I knew it would. I lost my heart to this sweet little home.
But, this home didn’t start out so “sweet.”
In fact, it was gross. It had been vacant for about 3-4 years, and boy did it smell like it.
The above image doesn’t show just how overgrown the yard was, especially in the back yard.
It needed a new roof, rotted exterior wood replaced, a new garage door and new paint.
And that porch, while cute – was too busy and looked closed off.
The Living Room from this picture looks “okay” right?
What it does not reveal is that the flooring wasn’t professionally installed and there were
gaps all around, plus there were deep gouges and scratches. The flooring could not be saved.
There was an eyesore of a cabinet (?) in the corner.
And that fireplace was just ugleeeeee. The poop-brown tile hearth didn’t help matters, either.
Insert one kitchen with outdated cabinets, nasty floors, ugly cabinets and even uglier
light fixtures and it spelled “a gut job.”
In the Dining Room area, there was some paneling that had been poorly applied which
was falling off. The sliding glass door was so scratched and dirty you could hardly see
through it. That door had to go! Not to mention those vertical blinds.
The Guest Bath, again, had outdated countertops and ugly vinyl flooring.
But, this room would be as easy fix.
This image of the Master Bedroom is one of the “better” areas of the carpeting.
Which probably explained the smell emitting from every single room. ewww….
Finally, the Master Bathroom…
This image doesn’t show the fabulous Yellow and Green “John Deere Tractor” wallpaper border,
nor the matching John Deere vanity knobs. You can see a glimpse of what color all the trim was
painted in – a lovely John Deere Green, of course.
After the Christmas decor was put away and we had sufficiently recovered from the
“Holiday Hangover”… it was time to start on what we called “The Porch House.”
(yes – we named all of our flip houses long before Chip and Joanna on Fixer Upper did) 🙂
And now the After…
A new exterior color, new roof, new front door and garage door, and we removed all
of the pickets and rails from the porch to open it up. I can’t believe the difference that made.
We did something a little different on the front door this time around, and I will share the
details soon. It’s such an easy DIY project that anyone can recreate.
Let’s go inside…
Does this look like the same room?
We removed that ugly built-in corner cabinet and added some board ‘n batten,
which is one of my trademarks. We also removed the ugly brown tile and replaced
it with black granite. Finally, new paint, fixtures and floors.
One of the favorite features of this room is the bay window which lets in lots of light.
The tall ceilings made the room feel so much larger, too.
The Breakfast Room and Kitchen
I applied a board ‘n batten treatment on the Dining Room wall where the old
paneling was falling off. Don’t you love that Farmer’s Market sign I had made locally?
New sliding glass doors are now allow you to see out into that beautiful back yard.
Yes, that’s a screened porch you can get a glimpse of.
New white cabinets and new countertops were just the beginning.
The kitchen is always the most expensive part of the reno, and I don’t
believe in cutting corners. Everything is demo’d down to the studs and
we start with a clean slate.
These are basic stock cabinets from Lowes.
I did add a special-order cabinet which we placed in the corner.
See how it is stepped up and higher than the others?
Also, we added crown molding and I can’t stress enough how big of a difference
adding a bit of trim made to the overall effect of these cabinets.
We continued the same flooring from the Living Room into the Dining Room
and Kitchen. Modern-style nickel “barrel” knobs from Surplus Warehouse
play well with the white cabinets.
A new pantry was added since one did not exist, and shiny new appliances complete the kitchen.

Next, we will take a look at the Bedrooms….
Master Bedroom and Bathroom
This room was an easy fix, also. Mostly cosmetic. New paint and carpet and fixtures.
I love the His and Her’s closets. Or Her’s & Her’s in my world. haha
Master Bathroom
Unfortunately, against my Grandson’s wishes – lol – we got rid of the John Deere border
and colors. In its place is a soothing blue and cream color scheme. We salvaged the
existing vanity with a few coats of crisp, white paint and new knobs.
A new sink, fixture and countertop were highlighted with a custom built mirror.
This is another easy DIY Custom Mirror project which I shared. Doesn’t the beadboard
look much better now, too? 🙂
Guest Bedrooms and Bathroom
Again, the two bedrooms were all cosmetic.
It’s amazing what the power of paint will accomplish?
The Colors and the Budget
We spent about $25,000 on this remodel and that included the new roof,
landscaping and a new hot water heater. We stage our own flips so we save money
there. As I said, we do NOT cut corners. We remodel our flip homes as if it was our
own home. We live in a military community and 99.9% of the Buyers are
young Marine or Navy families. My conscience would not allow me to pass along
a home that was cheaply repaired or remodeled. So could be use cheaper cabinets and
carpets and paint? Probably, but we simply and ethically choose not to.
This home is painted in Sherwin Williams Maison Blanche. The trim is painted
Sherwin Williams Extra White in gloss.

Hi Eliana – thank you for stopping by. We actually do a combination of some of the work and outsourcing. I act as the contactor and oversee the work which we hire out. It is a laminate countertop. It’s just a pattern that closely resembles granite as much as I can find. Have a great weekend. ~Barb
