We are on the hunt for our next kill.
Oh… I mean flip house.
Each time we finish one project – I say…
“THIS is my favorite home.”
And, then – we complete another one and then
THAT home becomes my favorite.
But, this one really did come out quite beautiful.
{If I do say so myself.}
This project was a little more of a pain for
some reason…but in the end, we still got the job
done in less than 30 days (29 to be exact!)
So, I am proud to present…

Here is the Exterior Before…

The outside required very little work.
A good power washing, the front rails needed to be
stained, shutters repainted and some landscaping.
The yard was overgrown but all in all, not too
bad either.

was all that was needed.

Here’s a little background of the homes we buy.
The majority of the houses we purchase are
VA Foreclosures and for the most part,
are in pretty good shape. They have been previously
cleaned out of all the trash and refuse left behind.
It doesn’t mean they aren’t nasty and smell to
high Heaven… but once we close on the home
it’s nothing like what you see on HGTV.
We have had those kinds of homes in
the past. I won’t even tell you about the property
we termed “The Snake House” – where the owner
raised snakes and reptiles.
{Think room after room, and stack after stack
of snake cages. All empty thank goodness!}
Most of our properties require an all-over cosmetic
makeover, new roofs, new landscaping, new HVAC’s, etc.
So, are you ready for the After?

Fresh. Clean. And Neutral.

All of the furniture we used for staging was picked up
at thrift stores or online yard sale sites.

Several pieces, like the sofa table you see above –
received a new life with a simple coat of paint.
{The Kitchen After}

Basic, stock cabinets give this kitchen an
“Urban Farmhouse” feel.

A budget doesn’t always allow for “custom.” So we
rely on stock products as much as possible.
The countertops are a basic, stock pattern, but
one which looks as close to granite as we can find.

Stainless appliances create cohesion but look modern.

This home did not have a separate Dining Room.
But the eat-in kitchen offered ample room.
You may recognize one of my Flip House “Trademarks.”
The white Board ‘n Batten Wall.

One of the things I am most proud of in this home
is this beautiful Mason Jar Light Fixture.
Isn’t is spectacular?
It totally set the theme for my
“Urban Farmhouse Style” Home.

New countertops and fixtures and a coat of fresh,
white paint on the existing vanity.
Makes a HUGE difference, huh?
Here is one of my house-flipping tips.
Take down that ugly “wall-o-mirror” the
contractor puts up…and replace it with a large,
chunky-framed mirror instead.
I paid $67 for this mirror at Kirkland’s.

To add a bit of architectural interest, we added
some basic beadboard and topped it with some
moulding. Plain Jane Bedroom no more!

New paint, new carpet, new fans and fixtures,
and new blinds.
Done and done!

As you can see, we keep the neutral paint color
throughout. The secret to flipping a home is not
to impart too much of your own style (or color choice)
but keep it nice ‘n neutral for the new buyers.

It’s amazing how a light color opened this room and
made it appear larger.
One of the things I love about this floor plan is the
French Door that leads to the back deck.

We added a bit of moulding, a new vanity, new light
and a new mirror.
And speaking of the view out to that deck…

And isn’t this a fantastic backyard to look out upon?

Another successful, on-time, slightly over-budget flip.

View CommentGreat flip! I flipped houses in the Seattle area and we only did foreclosures. We usually toured the houses when they were still full of stuff and nasty as all get out but they were all cleared of debris in the purchase contract. We also pulled out kitchen cabinets and replaced with stock cabinets from big box stores. So much easier than attempting to paint out cabinets! We usually had more than a little cosmetic work and actually took out walls when we felt it would help the design. Our biggest flip was a 5 bedroom with 3.5 baths that actually sold before we were finished. I am pretty sure that one was my favorite! I can honestly say that if I had my druthers, I would still be flipping houses. It is so rewarding to take something looking pretty shabby and turning it into a beautiful home.
View CommentSusan, so far we have not had to move or take down any walls, but I would not hesitate to do so if I thought it would make the job easier. We are looking at a 4 bed, 2.5 bath now which would be our largest project so far. It is very fun and very enjoyable to watch the process, I do agree. Thanks for stopping by for the visit. ~Barb

View CommentThanks Roxanne – 30 days is my magic number when deciding on a home to purchase as a flip. I am looking at a property which will take us into the 45 day zone, but its a much larger home. It came out gorgeous 🙂 would love to know where the bedding in the master bedroom came from! We are looking for something similar.

View CommentThe house looks amazing. However, as a fellow house flipper I’m wondering, is it usually cheaper for you to replace the cabinets? When I first got started everything I read said keep everything you van if it’s usable. I’m just curious where you buy your stock products. Like I said… the house is awesome. I love the feel you get just looking at the outside. And I hope it sold quickly and you have much more successes.
View CommentSkylar – no it would be cheaper to keep them, but I also know that new cabinets will make the home sell quicker (this is from experience) and that is the name of the game. I get my stock cabs from Lowes. 🙂
