Another house is on the market.
Check, check and check.
Now we are just waiting on the “check.” LOL
As I have said several times before, this particular home was one of the easiest
flips we have tackled so far. Strictly cosmetic. It should have easily been a
short two-week turn-around. But, my Daddy died a few days after we closed and
well, flipping a house was not high on my priority list so it took us a little over
a month. But, it’s done now – and I am so happy to share it with you.
Before and After Fixer Upper Reveal
I was excited to see this one completed. “Completed” as in ready to stage.
I had a garage full of new furniture and bags and bags of new accessories.
Plus, I was excited to decorate in a style that was new to me in this flip house
business. In my former design business, and particularly when I was designing
Model Homes, I had the opportunity to design all types of homes in all kinds of
styles. But it had been a while since I could indulge in what I call “Urban Modern.”
So, are you ready to see this home? Let’s get started…
The Outside Exterior Before
As usual, the yard was overgrown and the landscaping was a bit on the dead side.
This poor home just looked sad, didn’t it? 🙁
First things first, a good pressure wash and some different colors on the
new front door and shutters.
I could not be happier with the colors I chose…
SW Cloudburst for the Door and
SW Sealskin for the Shutters.
The new half-glass door made such a difference to the look and feel of this
small front porch, but it also made a HUGE difference to the foyer inside as
it allowed more light in.
The Living Room Before
The original colors were dark green and dark tan. The second I walked inside
I envisioned a much lighter and brighter look and feel for the fireplace surround and wall.

The Living Room After
This is the view from the front door.
You only get a small feel for the All White Wall Accent from here, but you can see
how the all white stands out and reflects light into the room.
The Accent Wall is highlighted by a freshly painted fireplace surround.
New floors coordinate well with the SW Repose Gray walls.
Touches of blue give the room pop. I “borrowed” the two small kidney pillows
from the two blue chairs to carry over to the sofa.
Don’t feel like you have to use the pillows that come with your new sofa.
In my case, I used the solid backside and paired them with the pillows
from the blue chairs. You can slipcover the original pillows, or
you can just do away with them and purchase all new ones.

I looked high and low for the perfect silver mirror. I found this one at Hobby Lobby.
The Orchids in Blue Pots were found at Ross.

I am so in love with this project.
This is the view from the fireplace wall looking back towards the front door.
I added a “grounding piece” with the black chest seen on the right wall.
This piece is from Kirkland’s, and I have the same exact piece in my own
home in my Breakfast Room, seen below.

The Kitchen and Dining Room Before
The bright yellow (did I say BRIGHT?) did not add anything
towards the design of this space. Unless you like extra bright yellow, I suppose. 🙂
The same SW Repose Gray was carried throughout the home.
We were lucky this time in that we could use the existing cabinets.
We added barrel-style silver knobs and crown molding at the top of the cabs.
Isn’t it amazing the difference a few feet of crown molding makes?
New stainless appliances makes the kitchen look sleek and shiny!
New countertops were chosen to coordinate with both the
brownish cabinets and the gray walls.
I understand how hard it can be when faced with design choices I faced above.
Brownish-red cabinets were not my first choice. I knew I was going with a gray and blue
color theme, but because of budget concerns, I had to make these cabinets work.
Using an element such as countertops is a way to combine elements in
a way that brings uncommon design elements work together.

On the Dining Room wall, I created a simple Wall Collage which I will share
more of later this week.
Now, let’s head down the hallway to the Bedrooms and Bathrooms…

{ The Guest Bath }
New paint, flooring, new faucet, knobs and a modern-ish all-white vanity top
convert this once-blah Guest Bath into an urban modern stylish space.
There is nothing I dislike more than the “slab ‘o mirror” you see in many homes.
It is such an easy, easy design fix. I always remove this mirror and either
recycle it to create a DIY Framed Mirror, or simply replace it with a
purchased mirror. The difference is amazing!

Let’s head to the Master Bedroom and Bathroom…
All the bedrooms got fresh, new carpet – because in this industry I have found
that is what most Buyers prefer. So, a slightly darker gray than the walls
was chosen.
In the Master Bedroom…
Again, I kept it basic. New carpet and a new ceiling fan.
(Yes, a ceiling fan. NC humidity demands it!) 🙂
New wire closet hangers give a head start to organization for the new
owners to expand upon.
In the Master Bathroom – a new gray-toned modern countertop and a new fixture,
is combined with a new mirror and light fixture. Simple touches which create
a huge impact, and cost very little.
Let’s look quickly at the back patio…
When we purchased this home, the back patio was down
right depressing.
New mulch and a whole lot of weed-eating later…
… and I am very proud of how this turned out.

I know you are wondering what the total budget was.
I went in with an expected budget of $11,500.00
My end expenditures was $12,742.33.
(This is because I decided at the last minute to make some extra changes)

Spectacular! I loved it from the turquoise door and Adirondack chairs and then watching you drizzle a bit of that color throughout the house. It was such a nice cohesive update.

The home looks just beautiful. I have aqua throughout most of my home. I just love that color. I’m sure the home will sell quickly. I’ve done some small projects on my home. I’ve replaced bathroom faucets. Tiled back splashes. Framed those darn builder large mirrors in both bathrooms. Put up beadboard in the master bath. I finally decided to try doing things on my own, so I don’t have to bug my son to much. I learned a lot years watching my husband and son do home projects but never had the nerve to try things on my own till recently. I also love doing gardening that really is my first passion. I’ve done a lot in the last 4 years to this home since I moved in. But, like all gardeners, we are never done. There’s always something else to change or redo.

Love the changes you made!!! Aqua is one of favorite colors!! Transformation is AWESOME!!! On another note, I grew up in Jacksonville, NC. I had a uncle who was a Marine but other than that I was not service related. I loved living there. Are you a native of that area? I first lived on Elizabeth Lake and then moved to the Blue Creek area of J’ville. Last time I was there it has grown so much I could hardly find my way around. I graduated from Jacksonville High School in 1968.. I left J’ville in 1978 and relocated to the Charlotte area. I now reside in Hickory. .I am a little older than you. Hi Stephanie, yes I was born and raised in Onslow County and my family has a land grant from King George. 🙂 I married a Marine and we lived and traveled all over the world but came back “home” to settle our roots. On a side note, I LOVE the mountains and the Hickory and Asheville area too. My second love. Glad you stopped by. Oh and you would not recognize Onslow County any longer. 🙂
